Cookie Policy

This policy explains what cookies and similar technologies DirectSpace uses, why we use them, and how you stay in control. Non-essential cookies are only set after you accept them in our cookie banner.
What are cookies?
Cookies are small text files placed on your device when you visit a website. Similar technologies, such as browser storage, work in the same way. They let a site remember you between pages and visits, and help us understand how the site is used.
Essential cookies (always on)
These are required for DirectSpace to work and cannot be switched off. They do not track you across other websites.
- Keeping you signed in to your account and dashboard
- Remembering your search and listing preferences during a visit
- Remembering a listing you wanted to save before logging in
- Storing your cookie choice so we do not ask you again (stored in your browser as "ds_cookie_consent")
- Security and fraud prevention, including payment checkout with our payment provider Stripe
Analytics & performance cookies (with your permission)
With your consent we use the following services to understand how visitors use DirectSpace, which pages and listings are useful, and where people run into problems. This helps us improve the site. If you do not accept these cookies, these services do not set any cookies; Google Analytics will only receive anonymous, cookieless counts that cannot identify you.
- Google Analytics 4 (Google Ireland Ltd): visitor numbers, pages viewed, searches, enquiries sent and similar actions. Cookies: _ga, _ga_* (up to 2 years).
- Microsoft Clarity (Microsoft Corporation): anonymised session replays and heatmaps showing how pages are used. Typed text is masked. Cookies: _clck, _clsk (up to 1 year).
- Google Tag Manager: a tool that loads the services above. It does not set cookies itself.
Marketing cookies
We do not currently use marketing or advertising cookies. If we ever run advertising campaigns, related cookies would only be set if you switch on the "Marketing" option in our cookie settings, which is off by default.
Your choices
When you first visit DirectSpace, a banner lets you accept all cookies, keep essential cookies only, or customise your choice. You can change your mind at any time using the button below or the "Cookie settings" link in the footer of every page. Withdrawing consent stops any further analytics cookies from being set.
You can also delete or block cookies in your browser settings. Blocking essential cookies may stop parts of the site, such as logging in, from working.
